Wilshire Metropolitan District Nos. 1–2 are committed to providing equitable access to District services, programs, and information for all members of the public.

About the Districts
Wilshire Metropolitan District No. 1: District No. 1 is planned for residential development on approximately 41.92 acres, including 44 single-family detached residences and 270 single-family residences (attached or detached), with an estimated population of 785 at full buildout. Homes are expected to have market values ranging from $500,000 to $600,000. The district’s infrastructure costs are estimated at $14,787,838.45, financed through a shared maximum authorized debt of $20 million with District No. 2. The district plans to issue General Obligation Refunding Bonds, with the first issuance scheduled for 2026 and a second issuance in 2036 to refund the initial debt and cover additional project costs. It operates under an approved Service Plan, which includes the design, construction, and financing of public infrastructure, such as water and sanitary sewer systems, to be conveyed to the Cherokee Metropolitan District for operation and maintenance upon completion.
Wilshire Metropolitan District No. 2: District No. 2 is designated for commercial development on approximately 9.7 acres, with plans to construct 12 commercial pads totaling 55,000 square feet of building space, with an estimated average value per pad of $1,563,750 in 2025 dollars. Infrastructure costs for the district are estimated at $1,252,162.44, financed under the shared maximum authorized debt of $20 million with District No. 1. The district plans to issue General Obligation Refunding Bonds, with the first issuance scheduled for 2026 and a second issuance in 2036 to refund the initial debt and fund remaining project costs. Operating under the same Service Plan as District No. 1, District No. 2 focuses on the design, construction, and financing of public improvements, including water and sanitary sewer systems, which will be conveyed to the Cherokee Metropolitan District for operation and maintenance upon completion.
