Gardens at North Carefree Metropolitan District is committed to providing equitable access to our services to all Coloradans.

About the District

Gardens at North Carefree Metropolitan District has an existing Debt mill levy of 40.000 mills obligated to pay off Developer Reimbursements and 10.000 mills to fund Operations and Maintenance within the District. At this time there is no discussion regarding issuance of future mill levies. The Debt mill levy will remain until the obligated debt is paid off. The debt is currently set to mature on December 1, 2046 and there is currently no anticipated increase or decrease.

At this time, the Board is discussing the benefits of issuing a Bond to repay the Developer Advance and eliminate a higher interest rates. Here is a summary of the District’s current outstanding Long Term Financial Obligations:

The Gardens at North Carefree Metropolitan District’s primary function is to collect tax revenue for repayment of Long Term Debt. The District has also been charged with providing Covenant Enforcement and Architectural Review, along with facilitating ongoing operations and maintenance. At this time, the District does not anticipate providing additional primary functions.

OPERATIONS FEE: $120.00 per unit / per quarter
Operations & Maintenance Fee: The Operations & Maintenance Fee is $120 per unit, per quarter. Payment is due on the 1st day of each month. Following a 15-day grace period, unpaid balances will be subject to a $15 late fee, applied automatically on the 16th day of the month starting in the second quarter of 2025. Interest at a rate of 18% per annum shall be applied to all outstanding Fees.
