NOTICE OF BUDGET HEARING
NOTICE OF ANNUAL MEETING
WESTGATE METROPOLITAN DISTRICT
NOTICE IS HEREBY GIVEN THAT THE PROPOSED BUDGET FOR 2024 AND AMENDED BUDGET FOR 2023 WILL BE PRESENTED TO THE BOARD OF DIRECTORS OF THE WESTGATE METROPOLITAN DISTRICT AND THAT THE SAME HAS BEEN SCHEDULED FOR A PUBLIC HEARING TO BE HELD ON TUESDAY, NOVEMBER 8, 2023 AT 2:00 P.M. AT THE OFFICES OF WSDM DISTRICT MANAGERS, 614 N. TEJON STREET, COLORADO SPRINGS, COLORADO 80903 AND MAY BE ATTENDED VIA TELE-CONFERENCE. ON OR AFTER OCTOBER 15, 2023 THE PROPOSED BUDGETS ARE OPEN AND AVAILABLE FOR INSPECTION AT THESE OFFICES. ANY INTERESTED ELECTOR OF THE DISTRICT MAY FILE OBJECTIONS TO THE PROPOSED BUDGET AT ANY TIME PRIOR TO THE FINAL ADOPTION OF THE BUDGET. THIS MEETING MAY BE CONTINUED.
FOLLOWING THE REGULAR MEETING THE BOARD OF DIRECTORS WILL HOLD THE ANNUAL MEETING FOR A PRESENTATION OF THE STATUS OF PROJECTS AND OUTSTANDING BOND ISSUE.
ALL MEETINGS ARE OPEN TO THE PUBLIC.

Required Notice Pursuant to House Bill 23-1105 – Metropolitan District Homeowners’ Rights Task Force
House Bill 23-1105 created the HOA and Metropolitan District Homeowners’ Rights Task Forces to examine certain matters in communities that are governed by these entities. The Metropolitan District Homeowners’ Rights Task Force will review, among other matters, tax levying authority and practices, foreclosure practices, communications with homeowners and governance policies. A requirement of the new law is that we notify you of the creation and existence of the Metropolitan District Homeowners’ Rights Task Force prior to its first meeting. Westgate MD 2023 Transparency Notice
Current Total Mill Levy is 35.245. 5.035 mills is for general operating expenses whereas 30.210 mills is for debt service of the bond issued in 2022.
Said bond was issued for $10.15M for the purposes of infrastructure development/construction. Approximately $1.6M of this fund remains for continued construction in addition to other reserves and set-asides from the original issuance of approximately $2M.
No additional long-term obligations are expected for Westgate Metropolitan District at this time.
